Refinishing costs a fraction of replacement, so it's always worth asking first. But not every floor is a candidate. Here are the five checks we run in Oklahoma City homes before recommending one or the other.
1. Measure the Wear Layer
Pull a floor vent and look at the board's edge. Solid wood above the tongue means you have sanding life left. A thin veneer over plywood means limited options.
2. Check for Cupping
Boards curling at the edges point to a moisture problem underneath - common in OKC after a slab or plumbing leak. Refinishing over an unsolved moisture source will simply fail again.
3. Look for Movement
Springy or noisy sections usually mean loose fasteners or subfloor issues that our floor repair crew should address first.
